Tenant Criteria

In accordance with Oregon law (ORS 90.295), all applicants will be screened using the following criteria. By applying, you authorize us to verify the information provided and conduct background and reference checks. 

 

1. Income Requirements 

​

  • Gross monthly income must be at least 3 times the monthly rent. 

  • Verifiable sources include: pay stubs, tax returns, bank statements, employment offers, or benefits (SSI, SSDI, etc.). 

  • Co-signers may be considered on a case-by-case basis if income requirements are not met.

2. Credit History 

​

  • A credit check will be conducted through a third-party screening company. 

  • A minimum credit score of 670 is required. 

  • Applicants with past due accounts, collections related to housing, or recent bankruptcies (within the past 3 years) may be denied. 

  • We may consider overall credit history and patterns of payment behavior.

3. Rental History 

​

  • At least 2 years of positive rental history with no evictions, lease violations, or unpaid rent. 

  • References from previous landlords will be contacted to verify: 

  • Timely payments 

  • Lease compliance 

  • Proper notice upon move-out 

  • Property condition at move-out 

 

4. Criminal Background 

​

As part of our tenant screening process, we conduct a review of certain criminal convictions in accordance with Oregon law. We do not consider arrests or charges that did not result in a conviction, nor do we consider convictions that are more than 7 years old (based on the date of sentencing, release, or parole/probation completion, whichever is later), unless they fall under exceptions outlined below.

We will consider the nature and severity of the crime, the time since conviction, and whether the crime bears a demonstrable relationship to tenancy. 

​

Disqualifying Convictions (Subject to Individual Assessment): 

​

We may deny an application if an individual has been convicted of any of the following offenses within the past 7 years: 

​

  • Any felony involving harm or threat of harm to a person, including but not limited to: 

  • Homicide 

  • Kidnapping 

  • Arson 

  • Assault 

  • Rape or other sexual assault 

  • Manufacture or distribution of controlled substances 

  • Burglary or robbery 

  • Stalking 

​

We Do Not Consider: 

​

  • Arrests not resulting in conviction. 

  • Convictions that have been expunged, sealed, or otherwise vacated. 

  • Convictions older than 7 years from the date of sentencing, release, or parole/probation completion. 

  • Juvenile records. 

  • Participation in or association with a lawful cannabis-related activity in Oregon.

Individualized Assessment: 

​

  • If a conviction appears to meet the above criteria, we will conduct an individualized assessment before making a final decision. You will be given an opportunity to provide: 

  • Evidence of rehabilitation 

  • Letters of recommendation 

  • Evidence of the circumstances of the offense 

  • Other relevant mitigating factors 

  • We will provide you with a written notice of denial and your right to appeal or provide additional information if a conditional denial is made.

5. Occupancy Standards 

​

  • Maximum occupancy is 2 persons per bedroom. 

  • All adult occupants (18+) must complete an application and be screened. 

​

6. Application Fees 

​

  • A non-refundable screening fee of $50 per applicant is required. 

  • This fee covers the actual cost of screening services. 

  • A receipt will be provided upon request. 

​

7. Adverse Action Policy 

​

  • If your application is denied based on credit, background, or rental history, you will receive a written notice stating the reason(s) for denial. 

  • If applicable, the contact information for the consumer reporting agency used will be provided.
